Property Description

Five Bedroom Family Home Warin Chamrap Ubon Ratchathani

This five bedroom family home in Warin Chamrap, Ubon Ratchathani was the first house ever sold by Ubon Homes and we are delighted to have it back in our portfolio of properties for sale.

Sat on a 1 rai 90 talang wah plot surrounded by open rice fields just 250 metres off the main Sathonlamak Road (24) which runs from Ubon City through Warin Chamrap and on to Det Udom.  The road then goes on as far as Nakhon Ratchisma.  This makes access into town or further afield, Ubon Ratchathani University is located just 2km away and the wonderful Seven Seas British Pub and Restaurant 500 metres from the house.

Layout of the Five Bedroom Family Home

The land has 1 rai walled in with a gate out to the 90 talang wah at the rear which can be used for an orchard or growing vegetables.

Upon entering the large home you are greeted by a huge lounge adorned with teak (mai sak) built in cabinets.  A divide in the room allows for an office area next to the stair case.  There are two bedrooms on the ground floor one with an en-suite bathroom and the other which uses the main ground floor bathroom which is split into two rooms, WC and shower room.

At the rear of the house is the kitchen/dining area which leads in to a banquet room ideal for those large family gatherings with patio doors leading out to the rear of the house.

Up the hardwood staircase the theme continues with teak flooring throughout upstairs.  All bedrooms in the house have fitted teak wardrobes.  Two good sized bedrooms  with a shared bathroom between them.  The master suite consists of a dressing room, ensuite bathroom and the large bedroom.  Off the bedroom is a balcony which wraps around from the front of the house to the South side of the house allowing stunning views over the rice fields.

Summary

In our opinion if a buyer spent a further 1-1.5m baht restoring the gardens front and rear, adding a pool, tiling the driveway and repainting the property throughout it would increase the value to 8-8.5m baht.
